How to sell your home fast and get over asking, guaranteed.

Yep, that's right.. your eye's aren't playing tricks on you and this isn't click bait. You can get over asking price for your home in 30 days. How? Well, lets get into the basics.
Lets start with the core fundamentals:

PREPARATION


Preparing your home to go on the market is directly related to the amount of demand and ultimately your final sale price. The interior and exterior of you home should be free of clutter, clean and ideally, items or areas that need a little TLC should be addressed.

A GOOD REALTOR

Just as any industry there are the great, the good and the bad. Make sure you choose a Realtor for the right reasons and not because your cousin, friend or neighbor says they have a good Realtor. Ask questions, "Have you ever sold a house like mine?" "What is your marketing plan and how will you create demand?" "Do you have a pricing strategy?" Many Realtors simply run a recently sold report and price the home somewhere in the middle of the spectrum of like homes. Then list the home on the local MLS and wait for the phone to ring for a showing. These are the homes that sit on the market for months on end generating no demand because there is no strategy behind the sales methodology or lack of one all together.

PRICING STRATEGY 

The number one reason a home sits on the market for more than the 30 - 45 days is because its priced wrong. Far to many agents today hear what the seller wants to get for their home and then they list it for $10,000+ over. (This is NO strategy) First and foremost a good Realtor will take the time to review the market with you and set realistic sale price goals. For example, if you say to me I would like to get $700,000 for my home and the current market justifies that price, we would put a sales strategy together that creates instant interest, high demand and will inherently drive the sales price above $700,000. MARKETING STRATEGY 


An aggressive and multi faceted marketing strategy is the difference between the rainmakers and everyone else. Yes high resolution photos and a video tour are a must but for some of us its the basics. Adding in elements such as a guided and narrated video tour, 3D floor plans, bringing a Realtor network of buyers & sellers, holding exclusive listings, strong social media plan, geo- targeted print campaign, a open-house strategy.
